What Is Subsidized Housing?

Subsidized housing is a program run by the government to make housing more affordable for low-income people. It’s basically financial aid to help people with rent or buying a home.

In South Africa, subsidized housing is delivered through a few different programs overseen by the Department of Human Settlements. Here’s a breakdown of the main types:

  • Finance Linked Individual Subsidy Programme (FLISP): This is a subsidy for first-time homebuyers with a moderate income (between R3,501 and R22,000 per month). How To Apply For Subsidized Housing In South Africa?

Applying for subsidized housing in South Africa via FLISP (Finance Linked Individual Subsidy Programme) involves a few steps:

Eligibility Check:

Before you apply, make sure you meet the following criteria:

  • Citizenship: You must be a South African citizen or permanent resident.
  • Age: You must be over 18 years old.
  • Income: Your gross monthly household income must fall between R3,501 and R22,000.
  • First-time Homebuyer: You cannot have owned fixed residential property before.
  • No Prior Subsidy: You cannot have benefitted from a government housing subsidy scheme previously.

Pre-approval for a Home Loan:

  1. Choose a Bank: Select a bank accredited by the National Housing Finance Corporation (NHFC) https://www.absa.co.za/personal/loans/for-a-home/government-subsidy/ to apply for a home loan.
  2. Apply for Home Loan: Apply for a home loan that fits your budget and desired property value. The bank will assess your affordability and creditworthiness.
  3. Approval in Principle (AIP): Once approved, the bank will provide you with an Approval in Principle (AIP) document. This document confirms the maximum loan amount you qualify for.

FLISP Subsidy Application:

Once you have your AIP, you can proceed with the FLISP subsidy application. Here are the three options:
